JFK International Airport Terminal 4 Expansion and Modernization
Delta One® Lounge & Delta Sky Club Phase 2.5 Redevelopment
Azar served as the Architect of Record for the $1.5 billion Terminal 4 expansion at JFK International Airport, led by Delta Air Lines and JFK International Air Terminal (JFKIAT). Our team partnered with Arup to deliver comprehensive architectural, engineering, and construction administration services. The project significantly expanded the terminal by 150,000 square feet, adding ten new aircraft parking positions, a new domestic baggage claim carousel, and consolidating Delta’s operations to enhance capacity and customer experience.
The nearly 14,000 sf Delta Sky Club seats more than 250 guests and includes a covered Sky Terrace, where the transportation hub is redefined as more than a portal for travel, but a destination in it’s own right. The first of its kind Delta One® Lounge offers a variety of experiences and amenities for the premium traveler, from fine dining to spa-like wellness treatments to valet services and more.
Azar managed critical aspects of the project, including documenting existing conditions, bid documentation, phasing and enabling design, and coordinating approvals with the Port Authority of New York and New Jersey. Our team also oversaw construction through project closeout. Other special tasks included a mixture of core & shell and interior fit-out design services, with program requirements range from premium high-end spaces to support and back of house spaces.
Our team documented existing conditions, prepared bid documents, developed phasing and enabling plans, coordinated with the Port Authority for approvals, and managed construction oversight through project closeout. Azar also served as the Architect of Record for the Core and Shell renovation and new addition for the Delta One® project.
Our Building Systems Engineering team served as Engineer of Record for the Mechanical, Electrical, and Plumbing (MEP) systems for the fit-out of the Delta Sky Club. Electrical design services supported the new spaces, and our team ensured seamless coordination and quality control to deliver a modern, efficient terminal that enhances the overall passenger experience at JFK.
Azar’s Site/Civil team designed a new covered parking area, relocated the service road, and addressed grading, stormwater management, utility relocations, and erosion controls.
Our traffic engineers provided Work Zone Traffic Control (WZTC) for maintained bus operations during construction, by analyzing turning movements for buses
and aircraft around the site.
