Azar Design Co collaborated with LiRo Engineers to develop architectural drawings and construction phase services for a new shared government facility, housing Montgomery County’s Department of Public Works and Business Development Center.

The space enables the county’s public servants to expand critical business development initiatives that market County real estate to prospective private businesses. Programming required functional separation from the heavy equipment laden DPW uses while maintaining the construction and operational efficiencies of colocation.

Azar developed a program to comfortably accommodate offices, storage, employee lockers and break room, and the highway garage fully equipped to handle vehicle repair and maintenance, indoor vehicle wash, and storage.

The County’s original concept required a 46,000 sf facility that would have exceeded their budget. Azar approached the challenging discrepancy with careful review of the program, identification of shared spaces and subsequent incremental reductions in transitional spaces. Offices and meeting areas were negotiated to maintain intended functions. The building was reconfigured to 35,000 sf, without sacrificing functional space, complying with the original $10 million budget.
